The subtler signs are worth catching early. Bubbling under the coating means moisture is coming up through the slab and the coating is going to fail — the sooner you catch it, the less damage happens. Cloudy, hazy, or yellowed spots in what used to be clear topcoat usually mean UV damage. Hairline cracks spreading through the coating often mean the concrete underneath cracked and the coating followed. Soft spots where the floor feels slightly spongy under weight usually mean delamination is starting even if you can't see it yet. For floors that failed because of moisture coming up through the slab, we install a moisture mitigation primer first — otherwise the new coating will fail the same way. For delamination from poor original prep, we grind to bare concrete and reinstall with proper prep. For cracked concrete where the crack telegraphed through the coating, we repair the underlying crack with structural repair compound before re-coating. For UV-yellowed topcoat where the base coat is still sound, we can scuff and apply a new UV-stable polyaspartic topcoat — much cheaper than a full redo.
